Inherited property shouldn't feel like a storm cloud.

When a family member passes away, the property they leave behind often comes with unpaid taxes, unfinished paperwork, and more questions than answers. We help Florida families clear it all up — and we handle the costs.

Why "CloudClear"

In real estate, an unresolved ownership issue is called a "cloud on title."

Clearing them is all we do. When a property's ownership is tangled up in an unsettled estate, it can't be sold, refinanced, or passed on — and the tax bills keep coming. We specialize in untangling exactly these situations, so families can finally move forward.

How it works

Four steps from tangled to cleared.

Most families we work with never expected to deal with probate, title companies, or county tax offices. That's fine — that part is our job.

1

We do the research

We study county records, ancestry databases, and obituaries to find properties stuck in unsettled estates — and trace them to the family members who rightfully inherited them.

2

We reach out and listen

We explain what we found, answer your questions, and walk you through your options. No pressure, no obligation.

3

You decide, we prepare

If selling your interest makes sense for you, we handle all the paperwork. A notary comes to you, and signing usually takes less than an hour.

4

You're paid — and you're done

As soon as your signed documents are back in our hands, we initiate your payment, same day or next business day. From there, the court filings, attorneys, title work, and back taxes are our problem, not yours.

What you can expect from us.

Selling costs you nothing

When you sell your share to us, we pay the attorneys, court costs, title fees, and back taxes. Our return comes from the property — never from your pocket.

Everything in writing

Every agreement is a formal written document you can review with anyone you trust before you sign — including your own attorney, if you like. It's notarized when you sign.

A human pace

Estates are emotional, and we never manufacture urgency. But when a real deadline exists — like a pending tax deed sale — we'll tell you plainly and help you get ahead of it.

Local and accountable

We're a Jacksonville company working in Florida counties we know. You can always reach a real person who knows your file.

Common questions

Answers, in plain English.

Why did you contact me?
Our research led us to you specifically. We study public county records — deeds, tax rolls, probate files — alongside ancestry databases and obituaries, tracing who rightfully inherited a property when an estate was never fully settled. If we reached out, it's because that trail pointed to you. It usually means you own a legal share of real property, whether or not anyone ever told you — and that unpaid taxes may be putting it at risk.
Is this legitimate? How do I check?
Please do check — we want you to. CloudClear Properties, LLC is a registered Florida company, and you can verify us on Sunbiz.org (Florida's official business registry). Everything we do runs through licensed Florida attorneys and notaries, and every agreement is a formal, notarized document. You're always welcome to have your own attorney or a family member review anything we send you.
What does it cost me?
When you sell your interest to us: nothing. We pay for the probate attorneys, court filings, title work, and back taxes — you never come out of pocket, and you will never be asked to send us money. If anyone claiming to be us ever asks you for payment, stop and call us directly.
What if other family members are involved?
That's very common — inherited property is often shared among siblings, cousins, nieces, and nephews. Each person owns their own share and makes their own decision. Your choice doesn't force anyone else's hand, and theirs doesn't force yours.
Do I have to sell?
No. Some heirs sell their share, some keep it, and some just want to understand what they own. We'll lay out your options honestly, including the ones that don't involve us.
How much is my share worth?
It depends on things we have to research first — and one thing is worth knowing up front: an inherited share isn't a simple fraction of the property's value. A 20% share of a $100,000 property isn't worth $20,000, because unpaid taxes, legal costs, other co-owners, and the work of clearing title all stand between that share and any actual dollars. Our offers reflect what it genuinely takes — in money, time, and risk — to turn a clouded share into value. Anyone who quotes you a number without doing that homework is guessing.
What happens if I do nothing?
Nothing changes — and that's the problem. The taxes stay unpaid, the title stays clouded, and in Florida, enough unpaid years eventually lets the county auction the property out from under the family. There's no deadline coming from us. But the county's clock runs whether anyone is watching it or not.
How long does the process take?
Signing documents usually takes less than an hour, with a notary who comes to you. Behind the scenes, the court process can take a few months — but that's our timeline to manage, not yours. You're paid as soon as your signed documents are back in our hands — the court process that follows is ours to worry about, not yours.

About us

A Jacksonville firm built around one hard problem.

Every county in Florida has properties sitting in limbo — a parent or grandparent passed away, the estate was never settled, and the tax bills quietly piled up. The family members who inherited it often don't know it exists, don't know each other, or don't know where to start.

CloudClear Properties exists to solve exactly that. We find these properties, find the families, and fund the entire legal process of setting things right — so a house that was becoming a liability becomes what it was always meant to be: something of value passed from one generation to the next.
